Staging Can Help You Sell Your South Jersey House

Thinking of selling your South Jersey house? Staging your home can make a big difference in your success.    Walk through each room of your home and look at/critique it from a buyer’s perspective. When you live in the same place every day, you tend to miss things that are obvious to an outsider.   You could even consider getting a professional home inspection to see if any repairs are needed.   The next step is to clean, de-clutter and depersonalize your home.  You want the buyer to see themselves living in your home, not you, so remove all family photos and personal collections.  Thoroughly clean the entire home.  Scrub all tile in the kitchen and bathrooms.  Clean all hardwood floors. Steam clean the carpets and drapes, consider replacing the carpet if it has a lot of stains that will not come out.  Make sure that all dust and dirt is gone.  Repair cracks and holes in the walls and paint the interior walls with neutral colors (beige, cream or light pastels).   Remove all excess and oversized furniture and rearrange the furniture to maximize space.  You want your rooms to look as large as possible.  Organize all of the closets and store out-of-season clothes in another location. Remove all small appliances, toys, magazines and pet items from all rooms in your home.  The garage needs to be as empty as possible; you might want to consider renting a mobile storage unit while you have your home on the market.  This will give you a secure place to store all of your excess possessions.  We all have too much stuff.   Pay special attention to the kitchen and bathrooms.  Clear all of the countertops and mop and polish the floors.  Replace any outdated hardware and clean all of the appliances and fixtures.  In the kitchen clean and organize the pantry, cabinets and drawers.  Again, if they are overflowing with “stuff” eliminate as much as possible.  In the bathrooms, replace old caulking around sinks and bathtubs. Keep the toilet seat lids closed and be sure to hang fresh towels in each room.    Show off your home’s best features.  Do things like remove rugs to show off beautiful hardwood floors.  Open curtains or blinds to let in natural light and show off nice views.  Also, make sure fireplaces are in working condition.  Staging the front porch and deck is a nice touch.  In the spring and summer put out flowers and potted plants. In the fall and winter use fall leaves and snowmen, as appropriate.    When you are preparing for an open house there are many things you can do to make your home attractive to prospective buyers.   Turn on all of the lights and install higher wattage light bulbs to brighten the rooms. Turn off all TV’s and turn on some soft music in the background.  Music can be very relaxing.  You will also want to relocate your pets on the day of the open house and remove food dishes and water bowls.  You love your pet, but not all prospective buyers feel the same.    Staging your home will really help your selling process.  If you are not comfortable doing this yourself, there are local Professional Stagers who can handle this process for you.
